Garage Conversion into a Self-Contained Annexe
Careful Demolition and Structural Alterations
The existing garage provided an excellent footprint for conversion, but significant structural work was required before it could become a safe and comfortable living space. We carefully stripped the building back, removing sections of the existing structure while protecting the remaining walls that were to be retained.
New structural foundations and reinforced concrete floor construction were introduced to support the redesigned layout, whilst structural steel beams and posts were installed to create large open internal spaces and support the new vaulted roof structure. Every stage of the work was completed in accordance with the structural engineer’s drawings and calculations, ensuring the finished annexe met current Building Regulations and provided a solid foundation for the remainder of the project.
New Foundations and Reinforced Floor Construction
Converting an existing garage into habitable accommodation often requires much more than simply upgrading the interior. To achieve the performance expected of a modern home, the existing floor construction was replaced with a new insulated reinforced concrete slab, providing both structural integrity and improved thermal performance.
New trench foundations and pad foundations were formed where required to support the new steelwork and structural alterations. Once complete, the new floor construction incorporated damp proof protection, insulation and screed, creating a warm, durable base ready to receive the final floor finishes.
By carrying out these improvements at the construction stage, the completed annexe benefits from the comfort, stability and energy efficiency expected of a newly built living space rather than a converted outbuilding.
Creating a Bright Open Living Space
One of the principal objectives of the conversion was to create accommodation that felt spacious and welcoming despite the relatively compact footprint of the original garage.
Structural steelwork allowed the new roof to be reconfigured with a vaulted ceiling, dramatically increasing the sense of space within the main living area. New timber-framed gable walls, carefully designed roof construction and high-performance insulation transformed the building into a comfortable home suitable for use throughout every season.
Large glazed openings, including new French doors and energy-efficient windows, maximise natural daylight while providing views across the surrounding garden and easy access to the outside space. The result is an annexe that feels light, modern and completely independent from the main house.
Complete Internal Fit-Out
With the structural works complete, attention turned to creating a fully functioning self-contained home.
The annexe was fitted with a modern kitchen, contemporary bathroom and comfortable living accommodation, together with all associated plumbing, heating and electrical installations. High levels of insulation were incorporated throughout the walls, floor and roof to improve energy efficiency and provide a comfortable internal environment all year round.
Every aspect of the internal fit-out was completed to complement the character of Thatch Cottage while introducing modern materials and finishes that provide low maintenance and excellent long-term performance.
High-Quality Finishes Throughout
As with every Rogate Construction project, the emphasis was placed on achieving a high-quality finish from start to finish.
New plastered walls and ceilings, carefully installed joinery, quality fixtures and fittings and precise decorating combined to transform what had once been a simple garage into attractive independent accommodation. Externally, new brickwork, roof finishes and landscaping were completed sympathetically to ensure the annexe blended seamlessly with the existing property and surrounding Hampshire countryside.
Attention to detail throughout the build ensured the completed annexe felt like an original part of the property rather than a later addition.
