Project Overview
Old Farm Cottage is a charming period property situated on North Street in Rogate. Originally formed from two separate cottages that were combined into one dwelling, the property had evolved over many years and required both modernisation and significant structural intervention. As the cottage sits within the Rogate Conservation Area and adjoins a listed building, every aspect of the design and construction needed to be approached with sensitivity and careful attention to detail.
The project involves the construction of a single-storey rear extension, extensive internal remodelling and numerous structural alterations throughout the property. Alongside the planned improvements, works also include rectifying historic structural defects, including installing missing lintels and strengthening areas where the building has experienced movement over time.
Structural Alterations
A substantial element of the project centres around structural alterations to improve both the functionality and integrity of the building. Multiple structural steel beams are being installed to support the removal and alteration of load-bearing walls, creating more open and practical living spaces. New lintels are being introduced to replace missing structural support, while additional timber and structural works are being undertaken to strengthen the existing building and accommodate the new layout.
Rear Extension
The new single-storey rear extension has been designed to create a spacious kitchen and dining area that connects seamlessly with the garden and courtyard. Constructed using materials carefully selected to complement the existing cottage, the extension incorporates traditional stone and brick detailing alongside modern insulation and construction methods. The roof design integrates with the existing building form and includes rooflights to maximise natural daylight and enhance the sense of space.
Internal Reconfiguration
Internally, the property is being comprehensively remodelled to create a home that works better for modern family life. The kitchen and dining areas are being enlarged and reconfigured, new openings are being formed between rooms to improve flow and connectivity, and alterations are being made to the staircase and first-floor layout. Mechanical services are also being relocated and upgraded as part of the wider refurbishment.
External Works
Externally, the project includes the demolition of an existing outbuilding and the construction of a new oak entrance porch that enhances the property’s character. Boundary walls and garden areas are being reconfigured to improve access and functionality, with new fencing, gates and steps being incorporated into the design. The external works also provide additional off-road parking while maintaining the cottage’s traditional appearance and relationship with its surroundings.
Windows and Doors
A key aspect of the refurbishment is the replacement of outdated windows and doors with carefully selected heritage-style units that complement the age and character of the property. New heritage flush casement windows in Pebble Grey, a cottage-style composite entrance door and new French doors opening onto the garden will significantly improve both the appearance and performance of the home. Additional rooflights and enlarged window openings have also been incorporated to bring more natural light into the living spaces.
Challenges
Working within the Rogate Conservation Area presents unique challenges, particularly when carrying out extensive alterations to a period property adjoining a listed building. Every intervention has required careful consideration to ensure that the finished project remains sympathetic to the original cottage and its historic setting. The discovery of missing lintels and evidence of historic movement also added complexity to the project and required a carefully considered structural approach.
