Project Overview
Malt Cottage underwent a complete renovation, transforming an ageing property into a modern and highly functional home while preserving its character. The project required the building to be stripped back to its structural shell before extensive structural works, new services, and a full internal reconfiguration could be undertaken.
The brief was to modernise the property, improve energy efficiency, and rework the internal layout to better suit modern living. This involved structural alterations, new glazing, upgraded heating systems, and high-quality interior finishes throughout.



Structural Works
A significant element of the project involved structural alterations to support the new layout and open-plan living spaces.
The existing structure was carefully opened up and strengthened with extensive structural steelwork to support new openings and altered load paths. These steels allowed for the removal of internal walls and the creation of larger, more connected living areas.
New structural floor systems were installed with integrated insulation, significantly improving the thermal performance of the building while providing a solid base for the new internal finishes.

Internal Remodelling and Layout Changes
With the structural framework in place, the internal layout was completely reconfigured. Walls were relocated and spaces reshaped to create a more natural flow between rooms.
The renovation introduced a clearer separation between living, cooking, and utility areas while ensuring the main spaces remained open and connected. This remodelling allowed the property to better suit contemporary family living.
All internal walls and ceilings were replastered, providing a clean, modern finish throughout the home.



Windows, Doors and External Balcony
The project included the installation of new timber windows, chosen to complement the character of the property while improving thermal performance.
Bi-fold doors were introduced to create a strong connection between the internal living spaces and the garden. These large glazed openings allow natural light to flood into the property and provide easy access to the external areas.
An external balcony was also constructed, adding an additional outdoor space and enhancing the overall usability of the upper level.

Kitchen and Utility Installation
A new kitchen formed a central feature of the renovated home. The layout was designed to maximise both functionality and visual appeal, providing generous workspace, integrated appliances, and practical storage.
Alongside the kitchen, a dedicated utility area was installed to house laundry appliances and additional storage, helping keep the main living areas uncluttered.


Bathrooms
The renovation included the installation of new bathrooms throughout the property. Each space was fully reconfigured and fitted with modern sanitaryware, tiling, and high-quality fixtures to create comfortable, contemporary spaces.
Attention was paid to both practicality and design, ensuring each bathroom complemented the overall aesthetic of the house.
Mechanical and Electrical Upgrades
As part of the full renovation, all mechanical and electrical systems were replaced.
The property underwent a complete electrical rewire, bringing the installation up to current standards and providing modern lighting, power, and control systems throughout.
A new heating and plumbing system was also installed. Underfloor heating was incorporated to provide efficient and evenly distributed warmth while freeing wall space from radiators and enhancing interior design flexibility.



External Works
The external areas were enhanced to complement the renovated interior. Landscaping and patio works created a usable outdoor space for relaxation and entertaining.
These improvements ensured the exterior spaces felt integrated with the new internal layout, particularly through the bi-fold doors connecting the living areas to the garden.

Project Delivery
The renovation required careful planning and coordination due to the scale of the structural works and the number of trades involved.
By managing the project from initial structural works through to final finishes, the construction process was able to progress efficiently while maintaining high standards of workmanship throughout.
