Overview
Butler’s Cottage in Adhurst required a carefully considered programme of works to address both external stonework deterioration and internal damp-related structural issues.
This project combined heritage façade restoration, with a strong emphasis on lime repointing, alongside specialist internal remedial works, including floor joist repairs and damp-proofing measures. The result is a property that is not only visually restored but structurally improved and protected for the future.
External Works: Lime Repointing & Façade Restoration
Sensitive Stonework Repairs
The external façade showed signs of movement, failed mortar joints and previous inappropriate repairs. Our approach focused on retaining and repairing original materials wherever possible.
Works included:
- Localised stone repairs to buttresses and quoin detailing
- Reforming damaged stone sections using a Bath stone mix
- Installation of stainless steel fixings to stabilise repaired areas



Specialist Lime Repointing
A key element of the project was extensive lime repointing, essential for the long-term performance of traditional stone buildings.
We carried out:
- Careful removal of failed and cement-based mortar
- Repointing using a breathable lime mortar mix
- Detailed repointing to stone junctions and façade areas
By reinstating lime mortar, the building can now breathe naturally, allowing moisture to escape and significantly reducing the risk of future damp and stone decay.
Façade Finishing & Protection
To complete the external works:
- The stonework was cleaned to remove poor-quality previous finishes
- Copings and weathered details were repaired
- A breathable protective treatment was applied to enhance durability
- Window perimeters were resealed to improve weather resistance



Internal Works: Damp Remedial & Structural Repairs
Floor Joist Repairs & Structural Support
Internally, damp had contributed to deterioration of structural timbers within the ground floor.
We undertook:
- Installation of temporary Acrow props to safely support the structure during works
- Cutting back compromised C24 floor joists
- Splicing in new structural timber to restore strength and integrity
- Installation of a new wall plate, fixed with chemical anchors and isolated with a damp proof course
This ensured the floor structure was both structurally sound and protected against future moisture ingress.



Damp Remedial Works
To address the root cause of damp:
- Removal of embedded timber within masonry walls
- Infill of cavities with masonry to prevent moisture tracking
- Application of bitumen tanking to affected walls
- Installation of foil-backed insulation to improve thermal performance
Internal Finishes
Following structural and damp works, the space was reinstated to a high standard:
- Installation of breathable membranes
- Insulation to walls and ceiling voids
- Plasterboarding and full skim finish
- Complete redecoration using durable contract emulsion



Lime Repointing in Hampshire – Why It Matters
This project highlights the importance of lime repointing for period properties.
Using the correct lime mortar:
- Allows moisture to evaporate naturally
- Prevents long-term damage to stonework
- Maintains the character and appearance of traditional buildings
- Provides a far more durable and sympathetic repair than modern cement
At Butler’s Cottage, replacing failed mortar with a carefully matched lime mix was key to both the visual finish and the long-term health of the building.

Outcome
The completed project delivers a fully restored and protected property, addressing both visible and underlying issues.
Externally, the cottage now benefits from high-quality lime repointing and stone repairs, enhancing both appearance and durability. Internally, structural and damp issues have been resolved, creating a dry, stable and comfortable living environment.
