Opening Up a Traditional Ground Floor Layout

This project at Andrews Way, Alton involved the complete reconfiguration of the ground floor to create a brighter, more practical and sociable family living space. The homeowners wanted to transform an enclosed layout into a modern open-plan arrangement that would improve the flow between the kitchen and lounge, whilst retaining the flexibility to separate the rooms when required.

Working from the structural engineer’s drawings, the project included the removal of part of an internal load-bearing wall, installation of a new structural steel beam on padstones, construction of a bespoke stud wall to accommodate concealed pocket doors, and the formation of a feature false chimney breast. Alongside the structural alterations, the electrical and heating layouts were modified, the fireplace was boarded and prepared for finishing, and the entire area was plastered and made ready for decoration.

This carefully planned renovation has completely transformed the ground floor, creating a light-filled living space that offers the best of both open-plan living and flexible room separation, finished with high-quality detailing throughout.

Fireplace Boarding & False Chimney Breast

A major feature of the project was the construction of a new false chimney breast which created an attractive focal point within the lounge.

The framework was carefully constructed before being boarded using fire-rated plasterboard around the structural opening, creating clean lines ready for plastering and decoration. The fireplace recess was formed to the client’s chosen dimensions, allowing decorative finishes to be installed following completion.

Feature brick slips were incorporated within the fireplace to provide texture and character, giving the appearance of a traditional chimney breast whilst maintaining a modern aesthetic.


Structural Lintel Installation

As part of the structural alterations, a new steel lintel (203 x 102 UB) was installed on engineered padstones to safely transfer loads following the removal of the existing internal wall.

Prior to installation, the ceiling was opened to expose the existing floor joists and allow temporary needling and propping. Once the beam had been positioned and packed, the surrounding construction was reinstated before fire protection boarding was fitted to achieve the required fire resistance.

Every stage of the structural work was completed in accordance with the structural engineer’s drawings and inspected as required by Building Control.


Pocket Door Installation

To maximise flexibility within the new layout, bespoke pocket doors were installed between the living room and kitchen.

Unlike conventional hinged doors, the pocket door system disappears neatly within the stud wall, allowing the rooms to be opened into one large entertaining space or separated when additional privacy is required.

The stud wall was constructed specifically to accommodate the pocket door cassette, with additional structural timber supports incorporated in accordance with the engineer’s requirements to carry the floor loads above.


Electrical & Plumbing Alterations

The internal reconfiguration required alterations to both electrical and plumbing services.

Lighting layouts were modified to suit the new room arrangement, additional double sockets were installed, and switching arrangements were updated to improve functionality. Heating pipework was altered beneath the floor to accommodate a relocated radiator, ensuring the finished space remained comfortable whilst maintaining clean wall layouts.


Careful Project Scheduling

One of the key aspects of this project was coordinating the programme of works around the installation of the client’s new flooring.

To ensure the flooring contractor could begin on schedule, we carefully planned the structural alterations, first fix services, plastering and preparation works so that the majority of the project was completed before the new floor was laid. This minimised the risk of damage to the finished flooring and allowed other trades to work efficiently within the programme.

Once the flooring had been installed, our team returned to complete the final phase of the project. This included fitting the pocket doors, hanging the internal doors, installing skirting boards and architraves, completing the fireplace detailing, carrying out the remaining decorating preparation, and finishing all the small details that bring the project together.

This phased approach ensured the newly installed flooring remained fully protected while allowing every aspect of the refurbishment to be completed to the high standard expected by the client.


Internal Finishing

Following completion of the structural work, the ceilings were reboarded and all affected walls and new construction were professionally plastered to achieve a seamless finish.

New skirting boards were fitted where required before five internal doors were hung. Every element of the project was prepared ready for the client’s final decoration, ensuring the alterations blended naturally with the existing property.


The Finished Result

The completed project has transformed what was previously a series of enclosed rooms into a bright, functional and contemporary living environment.

The structural opening dramatically improves the connection between the kitchen and living room, whilst the concealed pocket doors provide the flexibility to create separate spaces whenever required. The bespoke false chimney breast and feature fireplace add warmth and character, becoming the centrepiece of the newly remodelled living area.
